Great pool for toddlers! Awesome restaurants and service. For lunch La Isla restaurant kebobs are highly recommended. Our room had a ocean view that ir worth the extra money. Beach is great but watch out for little kids cause waves are unpredictable and can get very strong from one second to another. I suggest keep them at the shore.
Location is amazing. Condado area is vibrant. Great restaurants, great sightseeing. Our room had roaches and after getting a minor upgrade, things went downhill. In the fine print, breakfast package excluded my 12 year old daughter, which put us in a weird place because we were then forced to pay for the overpriced breakfast or take her somewhere to eat. The hotel muddled up our booking. We received wrong expectations about our room, which ended up Being small and cramped. Hotel management isn't empowered to take care of customers and we received an "it-is-what-it-is" attitude from the staff. After asking, they said that for a discounted fee, we could upgrade. The total amount meant $250 out of pocket which we couldn't do. This was even after letting them know it was our first time staying there and we were in town to celebrate my brother in law's birthday. The hotel restaurant's food was bland and the quality is not 4 star level. Chefs couldn't even get a boiled egg right for our 18-month old. Every morning, we had to request it at least twice. Room service was poor and slow: a simple order of chicken tenders with ice cream jumped from $12 to $23, between tax and the high delivery fee. To make things worse, after almost an hour, the order arrived with missing silverware and napkins for which we had to call again. Was so let down by this experience. Go to La Concha a block down. The few extra dollars will be well worth it.
Great staff and great accommodations! We only ate once at this hotel but it was very pricey but the food was above average. Hotel is in a great location and is within walking distance of many restaurants and other attractions. I would visit again! Obviously pricing of hotel restaurants is going to be pricey but it was pretty steep. I wish they offered something along the lines of a free continental breakfast. Other than this I cannot complain!

I love how they had all the Amenities on site, and the Staff was Polite always willing to help and offer refreshments. The Rooms had a little Moldy Smell. Other wise my kids love the Pool and the Beach.

Service from the staff was excellent. View from our room was fantastic. Room and grounds were kept very clean. Beach was lovely and kept clean. We really enjoyed our stay and would like to return. A little pricey. Also someone was smoking on their balcony. We could not sit on our balcony one evening because of the smokers. I was told that the hotel policy allows smoking on the balconies as long as their balcony door remains shut. That may be fine to keep smoke out of the room but it doesn't help guests in nearby rooms. Smoking should not be allowed anywhere on the grounds, including balconies.
Wonderful live music at pool and in lobby. Beautiful beach, plenty of chairs and umbrellas. Nice pool, just a little chilly. Food is so-so and overpriced (no big surprise).
I saw all the resorts and this on has the best bang for your buck. I am a young doctor and went with my girlfriend and did extensive research on best water front resorts and this is the one because of the pool and service. Becareful other hotels are in front of rocky beaches that will ruin your vacation. This has great beach prime location and amazing options on things to do.

I arrived at 3:40 pm and was told that the room I booked is not available. The front desk staff guaranteed that it would be ready by 4pm, but when I came back at 4:06pm I was told again the room is not ready. I finally checked in by 5pm and nobody explained why. They gave me two key cards and one doesn't work which kept me out of the room when I came back from swimming the other day. It is the most terrible experience that I have and I definitely don't recommend this hotel
Everything was Fantastic
The staff were very accommodating and friendly. Pools were lovely and clean (slightly chilly for my taste). Adults only area was nice. Only tried the patio restaurant which was very good, but pricey ($50 for french toast, OJ, single egg and sausage). Room air conditioner had issues. Maintenance was unable to solve the issue and did not notify front desk that the issue was not fixed.

Beautiful room - even the pull out couch was extremely comfortable - memory foam mattress! The lobby staff (registration, concierge, bell hop, etc) was very attentive and friendly. The hotel has a very classic feel of old luxury. I would definitely stay there again! The beach was actually over at the neighboring hotel, they said we would have full service at their beach but every time we went, they were "out" of umbrellas on the Vanderbilt side of the beach. We counted and they only had about 12 umbrellas in total for Vanderbilt guests which is ridiculous! Also the are designated for Vanderbilt is over in the corner without a direct view of the ocean. I was disappointed.

Pros: Lobby: very clean, with friendly staff at front desk. Nice aquarium. Free water and coffee. Plenty of room to sit and lounge with descent music and accessible large screen televisions. Location: across the street from walgreens. On the corner of Ashford Avenue. Most places within walking distance. Cons: Wrong room: we reserved a king bed but instead we were given two Queens without being told. We found when we walked into the room that it was the wrong room. The front desk eventually corrected the mistake Poor vector control: there were ants and roaches in the room. ants on the carpet and night stand. Woken up to a dead roach on the floor near the door Poor AC: the window AC wasn't able to make the room cooler than 73 degrees Fahrenheit despite the setting being at a lower number Dirty towels: the white towels had stains on them and would leave lint on the skin after drying off Bedding: stiff bed. Their was no underlying bed liner Parking : an open lot behind the hotel with no visible security presence.

Some of the rooms are modern, clean and spacious. The location is superb; close to highways (but not too close), many restaurants, the beach, convenience stores and many other atractions. The lobby looks great and the staff, at first impression (see "What did't you like?" section), seems knowledgeable, useful and amicable. Management decided that 3:00 AM on a Tuesday was the perfect time to, using pneumatic hammers and drills, install a sign on the exterior of the nroth tower (where I was staying)!! After some negotiations (you would had thought this was a given) with the front desk they agreed to move me to a room in the south tower. However, that room was not clean, the bed was not amde and the closet doors would not open. The front desk offered to send maintenance to fix everything...AT 9:00 AM!!! Once again it took some convincing, but they finally move me to a clean and, more importanly, quiet room. The hotel manager promised to credit my account with two nights and parking fees; however, during check-out they refused to give me a receipt saying that it would be emailed to me. I am still waiting for the email or the credit.

The distance to the beach, the location in terms of dining/night life Everything was great at the hotel except breakfast. We stayed there for 4 days and 3 out of 4 there was at least something to eat but the las day was going into the weekend so it got busier. By 8:45 AM all the food was gone and they had nothing to re-fill it with. It wasn't just one item but omelettes, side, sausage, cereal, and even pastrywas gone. When I asked the floor manager if they have absolutely anything to eat he was very unapologetic and said we should have come earlier
The bathrooms were amazing! Balcony, the buffet style breakfast in the morning was amazing! After a week the bed got hard but that was the only thing!
Good breakfast included, friendly staff, and convenient parking lot next to hotel for $17/day. Only negative was that the location was loud and noisy at night (due to busy popular location) and we were woken up while sleeping.

The staff were brilliant, extremely helpful and attentive. The porter staff were extremely knowledgeable and friendly. The front of house was professional and again could not do enough to help. the room was clean and tidy and the facilities excellent. Given I was also working due to plane delays, the addition of fast internet made working extremely easy. The restaurant was also excellent and the location of the hotel perfect, within easy reach of both golden sands and pools with 2 jacuzzis. After my stay in the Marriott Stellaris (sister hotel to La Concha) about 1/4 mile away I was not a fan. This hotel shows them how it should be done. I can't rate either casino as I don't gamble but aside from that I could not fault La Concha Renaissance and would happily go again. I would not return to the Stellaris though.
Recently my friend and I visited Puerto Rico and stayed in various locations around the island. The night we stayed in San Juan we stayed at the Holiday Inn Express. It was right off of the main streets and close to the water. A short drive to Old San Juan.
Just one block from beach Bathrooms could have been a bit cleaner, a little expensive for my taste but average for the area, hard to get parking!

The Olive Boutique Hotel was absolutely perfect for a solo traveler or couple staying in the Condado area of Puerto Rico. The location was great. It is situated just off of Ashford Avenue where all the hustle and bustle is, BUT remains relatively quiet because of its juxtaposition. The staff was awesome and so friendly. They really got to know you as a guest in the hotel and they were all so helpful with tips and finding your way around the island. I went solo for a birthday vacation and my stay was beyond wonderful. My room was comfy, cozy, and gorgeous. I received little treats everyday and even a bottle of champagne to celebrate my birthday! Everything is in walking distance and the beach is just across the street! What more could you ask for? The fact that I had to leave!
I didn't like nothing. I learn so much with this stay for next time. These days I counting on booking hotel not being a huge deal, that all hotels should be same level of quality but PEOPLE please don't stay here. Staff - the worst, the worst!!!! Location is good, but not worth it. If you book it you are about to make a huge mistake. Noise from everywhere, ac can't control, cold as hell night and day time. Only soap is what you get in 3 stars hotel!! That's craaaazy. No bar. No unlocked balcony on a top floor. No vending machine. No breakfast. NO GUESTS. NO GUESTS. 25 fee for anyone you want to visit you. Anyone. l had a WEEK booked! Not refundable. I politely asked what we can do. People that work there they are TRAINED to give you imidiately responds that you don't want to hear. They don't work with you. I booked my self other hotel. Holiday inn - few blocks away. Breakfast. Gym. Pool. Clean. 3 stars too! Kayak will get personal email from me about this hotel. And again, except young guy on reception and cleaning lady's, those guys that work there look like one on the street that want your wallet !
This place has a amazing location and beautiful views. The staff is extremely friendly and helpful . They will tell you where to go how to get there where to eat etc...... Is one of the only gay hotels listed and there was a lot of heterosexual couples staying there . It doesn't bother me but not lots of gays there . And they didn't have a bar or restaurant

It's very convenient to get around in the area. I really enjoy the fact that the restaurants, bars, few other things were right there in the area. The hotel is OK it needs a lot of renovation the place itself but I only stay for three nights. If you're gonna stay for two or three nights that would be fine. The place needs some improvement in term of renovation, painting and so on....I guess you'll see you get there!
The location was good, but there was no parking available. You are able to see the beach from a big window from the room. Staff is friendly. Elevators need to be remodeled. Bathrooms were dirty. There was no parking available.

Ocean view from Lobby The room was the size of a jail cell, towels were small, didn't smell fresh and I found women's hair on them. Wifi didn't work , front desk said it doesn't reach all the rooms. I asked to be moved but front desk told me there wasn't any rooms available (on a Monday, total BS) Next day , I was denied a late check out for the first time in 16 yrs of travel. Funny thing is one of the employees told me they were atleast 70% vacant. So I'm confused with I wasn't switched to a diff room with wifi and denied a late check out to 1130am

Was here for a short, two-night stay after spending a few days in Culebra. The front desk staff was extremely nice when checking in. I forgot my water downstairs at the desk and the employee who checked us in ran all the way up to our room to return it even though it was half full and he could have just thrown it away. They recommended both the hotel's restaurant, Zabo, as well as a local food truck for dinner; as we got in quite late. We ended up at Zabo that night and the food was great, pretty fairly priced, and the service was fantastic. The hotel doesn't have a pool, but the rooftop deck is beautiful with jacuzzis and an incredible view of the city. The rooms are pretty small, but very nicely decorated and clean. Would stay here again for the staff alone. They go the extra mile and really care about their guests!
Nice hotel with swimmingpool and Jacuzzi. Breakfast was good, service excellent and location good. Nice decor. All the extra tax!!! My booking on www.booking.com showed 667 dollars. When I checked in, I had to pay 823 dollars, more than 150 dollars in tax and service. So don't belive in the prices shown on booking.com!
The art on the walls of the hotel made it really stand out compared to other places I have stayed. It gave the place real authentic character. The hotel satisfied my expectations and needs.
The location was the best aspect of the hotel - close to restaurants, shopping, etc. Although not directly on the beach, it was very close and it was easy to get to. The staff that worked the evening and night shifts were very pleasant and welcoming. The grounds were very nicely done, and there were many different places on the property to relax. The front desk employees during the day were not friendly at all, and displayed no customer service skills! The "free" breakfast needs great improvement -- finally stopped going down after two days of no fruit, tasteless pastries, and dry cereal. Additionally, the room/bed was quite small for two people.
The "garden" looks nice Doors with a traditional key, very hard to latch, lock or unlock. Everybody was slamming the doors all night long. Not sure how many people that stayed there have made a copy of the key. I've got an elevator shaft in my room. Yes, really. My room was built around an elevator shaft. Bed was on one side right next to the door which was next to the elevator door. Bathroom was on the other side, AC was there too. To get to the bathroom from my bed I had to go around behind the elevator shaft. Also didn't get much cold air from AC, it was too hot and you can imagine all the noise. My room was also oriented to the street where every five minutes somebody stopped their car with loud music all night long. I couldn't sleep at all. Too hot, noise coming from AC, elevator, people talking while waiting for elevator, people slamming the doors, noise from car stereos. I could just have stayed at the airport sleeping on the floor for free. Breakfast was very simple, served outside, in the hot, humid weather. Wind was constantly blowing my napkins and stuff away. Transportation from the airport did cost too much because the hotel was not listed in any zone. Paid $20. The hotel is exactly between the airport and the cruise port, which costs $10 to transfer between. They took a photocopy of my credit card including the CVV code and my ID, which violates PCI compliance BTW, when I asked them for how long they are going to store it, they couldn't tell me when they are going to shred it, probably never. The Italian restaurant near by, I don't even.... Just don't. Never again.

The staff were extremely friendly and helpful. The location was very good and there are lots of restaurants and shopping close by as well as transportation. The beach was a short walk. Breakfast was fantastic and the rooftop conversation areas were unique.

I liked the clean, attractive rooms and public areas, especially the plantings in the courtyard. It is a lovely atmosphere to enjoy during breakfast. It took me awhile to learn thatnthe best wi-fi reception was in the reading room, but it was a comfortable place to review my emails.
The hotel felt like a home away from home. Very cozy feeling during the morning breakfast. I was not a fan of the steamer, I would have preferred an iron.

A very good continental breakfast. The TV was decent. Old, needs painting and updates, very noisy with tile floors throughout and slaming doors during the night. Ocuupants next to our room checked in at 9pm and partied until 3:30 am. Front desk personel did not seem very interested in providing service. Pool water was merky. Ice for all rooms could only be obtained from one machine at the pool. I'm surprised that they remain in business. Bad ending to a fantastic cruise.
It was affordable & 2 blocks to the beach. It was clear that the staff did not like Americans or really hated their good jobs.
Clean, quiet hotel; close to city bus for economical trips to Old San Juan; very close to ocean and restaurants; excellent complimentary breakfast. I would like to have been told, when checking in, about the pool and patio, which I would have used after returning hot from walking about.

We got to relax and enjoy the pool. And we enjoy walking around the tourist sites. Well, the only thing that we didn't like was that my daughters bed was full of sand and we ask for maid services but the sheet still had sand.

Worst experience with a Hotel I have ever had!!! Once in my room I noticed that the A/C was not working, so I contacted front desk and of course there is no on staff to repair it. I waited 3 hours to be moved to another room as I was left sweating to death. I receive my new room the A/C was acceptable. The next morning the staff are calling my wife to tell her to move back to the Death Bed room (Prior Room), why I'm at my training. They harrassed her for a few hours so I left my training to address this matter. We had to move for the third time in less than one day!!!!!! This place is one piece of ##!$@ and wouldn't recommend it to my worst enemy!!!!!!! EVERYTHING!!!!!

Location was wonderful, easily accessible to many restaurants and beaches. Room was cleaned daily, sheets, towels all replaced and floor swept. Great place to stay if you are on a budget, overall everything was wonderful. We did not want to leave!
The staff was pleasant & helpful. The kitchen with the shared refrigerator was very useful as was the natural food market across the street. The courtyard outside the kitchen was a very pleasant place to sit & enjoy breakfast or a cup of tea. The mattresses & pillows were perfect for a good nights sleep. The maintenance in the room could have been better, but so could maintenance in the City and at the Airport been better. It would have been useful to always have hot water in the bathroom and for the housekeeping staff to leave the correct number of face cloths each day.
Felt safe and clean there. Close to the beach and restaurants. All the parking meters were broken, so it was actually easy to find free parking. Very no frills room. Taking our luggage up three flights of stairs. No elevator.

I loved most of the staff.... The fresh ceviche was AMAZING! The bartenders downstairs of the hotel were the sweetest young ladies. We enjoyed hanging out with them. The location of the hotel was great. For the price, the room itself could have been a bit better but it was ok since I was only there a weekend (Thank God) ...except for the manager! She was not the best at all. Ugh. There was no hot water in the room for days! Then a few guest were complaining they had NO WATER for the entire day and couldn't even flush the toilet! It was so gross! Glad I was not that bad off! The times you did get hot water, you had to "jimmy rigg it" with the facet so the hot water in the shower could work! There was no place to hang your clothes either! ugh! I know my experience wasn't as bad as the guests that had no water at all but I seriously couldn't stand the cold showers! I caution anyone to stay here at your own risk!!
The outdoor lounge area on the second floor is a nice place to relax or just fetch some ice from the icebox. Also, the front desk staffer allowed us to leave our bags with him after we checked out at noon but weren't quite ready to leave for airport. We stayed three nights but our room wasn't cleaned on our last night.

Good location. The room is clean, comfortable, but very small and extremely barebones. $2.5 per night service charge is clearly stated on your website, but they charge $2.5 per person per night and 9% tax over the service charge, too. If this is not a double-dip, what is it? Not enough tables at the breakfast area. In the bad weather, you might end up bring the food back to your room, where you won't even have a table to eat on.

I can say that I liked the area in which the hotel is located... Unfortunately the staff has no sense of hospitality ... There was a young gentleman working with glasses can't pronounce his name starts with an H, from the moment we got there before check-in and knew that that our only option was to store our luggage when we asked to do, in a not so hospitable tone he said "that's all you can do" every time we had a question he seem to be on the phone away from the desk ... Our keys didn't work for room so we had to keep getting exported to our room every time we left the room ... This was quite inconvenience ...when we asked where the nearest parking garage w when we asked where the nearest parking garage was, it be grudgingly stepped outside to point out it while he was on the phone ...The young lady who was working who wore a blue shirt and had long dark hair tried hard to make up for the incomviniences but really couldn't offer anything.. For such a beautiful area this hotel really needs to step up their game ... having worked in the hospitality industry for years I was very disappointed I had a much better experience at an Airbnb nearby .. I will not stay at this hotel ever again and I will never recommend it I rather spend a few extra dollars and get the hospitality that my business deserves ...
Clean hotel, friendly staff. Close to beach and bus service. Basic room furnishings, crowded breakfast room, minimal offerings for continental breakfast.
Overall, an excellent value for the money. Rooms are comfortable and immaculately clean. The location is in the heart of El Condado and is easy walking distance to all of the main Condado attractions and the beach. Free parking is provided which is rare for hotels in this area. Free breakfast and free local English language newspaper is provided. All rooms are well air conditioned and have cable TV. The free wireless internet connection did not work as well as it should have. One often had to go to the lobby to get an adequate connection.
Great proximity to Ashford Avenue (the main strip of Condado), just one walk down a well lit block. Just anther block to the nice Condado beach (not quite as nice as Ocean Park as there was lots of seaweed when we went). Room was clean outside of a funky smell emanating from the drawers of the tv/mini-fridge cabinet. Front desk staff was friendly and helpful with information on buses and parking. Limited parking on site but there was always a spot during our stay. Couldn't get the wifi to work in any part of the hotel.

It is right next the beach, no view, but you are just steps away from the sand. The phones did not work the whole time we were there. The towels were very thin and kind of gross. No washcloth or hand towels either. Everything including the breakfast was bare minimum. You get what you pay for though.
The staff especially Rafael was very nice and accommodating. The location to the beach and to shopping and restaurants and access to cabs to get into old San Juan was excellent Price was good The fixtures were old. The towels were dingy. The Wi-Fi only works intermittently. The TV had DirecTV but only got about eight channels

Location was great. Asked for more towels. Told they would put them in the room. We had one towel in the room for four people. Upon getting back from dinner - no towels. Said they were unable to get more. After much delay, found towels under the counter. The window in the bathroom would not close, thus it was extremely warm, had to keep the bathroom door closed.
Super convenient location, acceptable price for what you get. A bit more work on cleaning and breakfast but not bad. I will certainly stay again.
the location is terrific, in an upscale part of the city. i think the hotel could use some TLC..paint and new furniture.
It is situated at beach close to some good restaurants. Breakfast is a joke.
