Pros: We visit in the winter. The room was warm and the shower had super hot water, great! The location is great, few blocks from the main plaza. The colonial style building was decorates with local art with beautiful gardens. The manager was friendly and very helpful. A nice breakfast was included.

Pros: The hotel was lovely with large rooms, lots of light, heaters, wonderful beds. The staff was very helpful. Breakfast was delicious with fine coffee, teas and pastries and also fruit with yogurt. I would be happy to stay there again and to recommend friends.

Pros: Great shower, comfy bed and awesome staff. Even though I speak hardly any Spanish, everyone made sure I understood everything I needed to know.
Cons: It could have been free. It could have been warmer. I loved this hotel and have nothing to say that I didn't like.

Pros: This is a perfect choice for those who want accommodations away from the plaza activity but close enough to easily walk. This is a delightful, pristine property with a beautiful courtyard garden and quiet sophistication. Personnel truly want you to be satisfied in every regard. Highest recommendation!
Cons: Our particular room on the second floor and back by the garden was perfect, but some rooms, especially on the ground floor, could be on the dark side, but still pleasant.

Cons: Although the hotel was beautiful because of its history and preservation it still creeped me out a little bit. Since it is an old building it has that old sense, I do think the restrooms should be updated.

Cons: The parking lot was about 300 yards away down a street with characteristically uneven pavement. There was no bar, and the restaurant closed at 6.00 pm. Virtually all the guests were not Mexican, which probably explains the relatively high price.

Pros: The atmosphere was so calming. The decor was beautiful. The traditional antique theme of the hotel really made my stay feel magical. It is also in one of the central plazas. There a many beautiful gift shops and restaurants to choose from. The food at the hotel's restaurant is also very delicious. The staff were all friendly.

Pros: This boutique hotel is as magical as the town itself! The staff were beautiful persons, the room cozy, comfortable and quiet with all the luxury amenities. For me, the biggest plus were the huge patio with amazing decor right in front of huge, stunning gardens filled with fruit trees, hummingbirds, maguey, art and little ponds. It was so nice to be 800 ft away from the main square, even though that square is pretty quiet as well. We will surely stay here again, since we will definitely visit Patzcuaro again! Pros: Isabel and staff were amazing, and couldn’t have been more welcoming and accommodating. I have stayed at mant top rated hotels world wide and never had such attention to every detail. Above and beyond! The beds were like sleeping on a cloud and in the morning the most amazing breakfast of fresh fruit yogurt granola sweet rolls, fresh juice the the main plate! OMG. Pros: This is a special destination with an owner/hostess who could not be nicer or more accommodating. She went well beyond the norm helping us solve a huge cargo issue. We will always be grateful. This hacienda and gardens are a quiet magical oasis with luxe sheets, bed and perfect location. We slept so well in a huge beautifully restored suite. We would be remiss if we didn’t mention the wonderful shower with an abundance of hot water. The attention to detail is an extension of the manner in which Isabel does things and she is genuinely the kindest of women. We can’t wait to return!

Pros: Casa de la Real Aduana far exceeded my expectations! The location was perfect, right off the plaza grande and quiet! The hotel is in the city's historic center, and it has been restored to its former grandeur. The garden and unique museum quality decor inspire the imagination! Didier and Gemma are gracious hosts, and the staff just amazing! Each morning the fresh coffee, croissants, and homemade marmalade was just what I needed to start! And each evening the lemon tea and cookies waiting in our room when we returned was a treat! This is a magical place to spend some time, and I hope to return soon!

Pros: We arrived by mistake one day early and Alejandro was wonderful! He had one vacant King room that he quickly had made up so that we all could stay even though we were not expected until the next day. Alejandro and Leticia and the other two ladies working there were so pleasant and kind. They even offered us space in the fridge in the kitchen and we were able to cook a light supper for ourselves. The property is very unusual and is beautifully decorated. The beds are fantastic! And we loved having a fireplace in each room. It was also so convenient to have the parking lot right across the street.
Cons: The two King rooms are extremely spacious and will be beautiful once they are completed. But, it was somewhat difficult to organize our belongings without closets even though Alejandro went out of his way to make us comfortable.

Pros: Loved it all besides “having to deal with a theft”out of our room! A leather hand bag as well as a bag with new underwear (believe it or not!) had disappeared from a drawer! I reported it to the manager who said the employees had worked there for years..... I let you know to be careful! I did not think it to be necessary to lock everything away!

Cons: We did not have hot water in our room. It was hard to get out of the property in the morning. Bar was closed early. They only gave us one hour yo enjoy the Jacuzzi

Cons: Our first room didn't have hot water, and after a long day traveling, this was a non-negotiable. I called the front desk twice before someone came. The guy that came saw it didn't work. He said we could take a shower in another room if we wanted to. When I suggested they move us to another room he called his manager to check if this was ok. His manager told him we could move but we would have to pay the difference. I pointed out this was unfair as we were moving because we had no hot water - not our fault. He again left to speak with his manager. When he came back he told us we were able to move. We moved into the new room and I quickly checked if the hot water worked - it did! We settled into the new room and I went to take a shower...this is when I discovered there was no cold water - the water was hot enough to burn my skin off. At this point we didn't want to have to go through the drama of changing rooms yet again, so we gave up and washed up using a towel. Did I mention we also did not have a heater in the second room? At least we put the fireplace to good use...For $170 a night, this is CRAZY. Yes, the views are gorgeous and the rooms have a definite quaint vibe. We in fact went there because we were searching for something calm and quaint for our upcoming wedding. However, the thought of our families and elder relatives having to deal with what we dealt with, at that price point - it's just not worth it to us.

Pros: The hotel grounds were beautiful, very nice gardens.
Cons: We were assigned a room next to a courtyard that housed a restaurant. The restaurant closed at 11pm, and the staff cleaned until about 2 am. They were not quiet about it at all. The windows were actually wood shutters, so there was no sound insulation. As we were in a main thoroughfare, you could hear the drinking crowd coming in at all hours of the night. The staff were back around 6 or 7 am to set up breakfast, and that was noisy as well. Zero sleep.

Pros: Great breakfast, great location, nice facilities, it is quiet and safe, the only hotel in town with decent availability.
Cons: I was charged the reservation twice because the receptionist wasn't paying attention, she's supposed to be customer service but was more focused on other stuff than on customers, good thing I made the reservation on booking as they were able to resolve. Besides they almost didn't speak any English, too bad for being a Western. Finally the parking lot is too small and cars are too close together, even one of the other guests had their car crashed in there because another guest couldn't turn properly, luckily it wasn't me as I had a rented car.

Pros: My goodness! What a wonderful surprise! An excellent location and a superb value! This small, quaint hotel exceeded my expectations. The room was very clean and so comfortable. The bed and the bedding were so cozy as it got a little chilly the night we were there. The front desk staff was very accommodating in holding our luggage while we took a tour. Would definitely recommend.
Cons: The church bells went off every once in awhile which might disturb some people and a dog barked occasionally but not all night.

Pros: The hotel is in a great location near the open market and the centro square. The building itself is large and gorgeous. It was very clean and the staff was OK. The king bed was awesome and very comfortable. The room was very large, plenty of furniture. The shower had plenty of hot water. The room was cleaned and refreshed every day. There was a large and beautiful living area right outside our room.
Cons: There was no window in our room. No access to clean fresh air and there was a terrible smell coming from the bathroom sink vents. After a 3 day stay, we finally found the source of the horrible smell and plugged the vents with wads of toilet paper. There were speakers playing music in the corridors that I did not appreciate during siesta time and the music stayed on until about 9:30 at night. With no windows in the room, it was pitch black inside - even during the day. We did not ask for another room - our stuff was already unpacked and all over the place and it seemed like we'd be better off waiting out our stay. We did not see any other rooms with windows, anyway. Also, there is no restaurant or bar attached to this hotel. No coffee available - had to go down the street to the Oxxo.

Pros: Traditional Spanish/Mexican architecture and balcony were beautiful. Very safe for a woman travelling solo.
Cons: Constant loud noise from the street could be heard clearly inside the room 8am - midnight. Car alarms, loudspeakers, honking cars, traffic whistles, children crying, very load music in the streets. The hotel is located on the busiest plaza in the town.

Pros: The rooms were charming and spacious and even though the hotel is situated on the main square, the noise was not bothersome. I also loved the extremely high ceilings and rustic decor.
Cons: Finding coffee in the morning was a bit difficult. Having a small coffee maker in the room would be nice, or coffee made in the restaurant earlier than when I found it.

Pros: In the junior suite, amazingly vivid sounds could be heard late into the night. The usual street noise plus babies crying, drunk people, a dog fight, lead pipes falling and cars with subwoofers nearby. There’s also a grand piano and an unlit fireplace.
Cons: Front desk staff could not be bothered to acknowledge or help us and rather talked on the phone upon arrival for an extra 5 minutes. The beds aren’t that comfortable.

Pros: We visit in the winter. The room was warm and the shower had super hot water, great! The location is great, few blocks from the main plaza. The colonial style building was decorates with local art with beautiful gardens. The manager was friendly and very helpful. A nice breakfast was included.

Pros: We arrived by mistake one day early and Alejandro was wonderful! He had one vacant King room that he quickly had made up so that we all could stay even though we were not expected until the next day. Alejandro and Leticia and the other two ladies working there were so pleasant and kind. They even offered us space in the fridge in the kitchen and we were able to cook a light supper for ourselves. The property is very unusual and is beautifully decorated. The beds are fantastic! And we loved having a fireplace in each room. It was also so convenient to have the parking lot right across the street.
Cons: The two King rooms are extremely spacious and will be beautiful once they are completed. But, it was somewhat difficult to organize our belongings without closets even though Alejandro went out of his way to make us comfortable.

Pros: The atmosphere was so calming. The decor was beautiful. The traditional antique theme of the hotel really made my stay feel magical. It is also in one of the central plazas. There a many beautiful gift shops and restaurants to choose from. The food at the hotel's restaurant is also very delicious. The staff were all friendly.

Cons: The hotel description stated that there was parking available which is one of the reasons I decided to go with this hotel as we were driving from far away and needed parking. When we arrived, we were told that there was no parking and then had to scramble to look for a place to keep our car overnight. Also, they are very strict with check-in. We arrived at 2:45pm and they made us wait until 3pm to give us our keys to our room.

Pros: Excellent location in central Patzcuaro. Inside has amazing decor and is beautifully presented. Nice drinks available for free in the lobby. The staff were helpful and welcoming despite minimal English. We were early for check in but we were able to leave our luggage. Bed was comfortable and there was a good shower with plenty of hot water. We didn't eat or drink at the hotel.
Cons: We were at the very back of the hotel and it was a bit noisy as the housekeeping services area was below us. Bathroom tired and in need of update. Could do with a few chairs etc in room to put clothes on etc. No room/hotel information available to read.

Pros: The minute you walk up to the reception, you can see the spectacular interior architecture. I would say this is the most unqiue hotel that I have stayed at. Very centrally located, close to everything in town ! When it started to rain late in the afternoon, I just went back to relax in my room ! The staff provided me a three prong adapter so that I could power my laptop.
Cons: The windows open to the inner hallway which might be noisy but not a big deal. The ceiling fan turned at a high speed (I did not ask how to slow it down). But I didn't need to use it at night as the air circulation was good enough with the window slight opened.

Pros: This beautiful hotel is located just off the main square. There is secure underground parking on site. The interior of the hotel and the rooms are tastefully decorated in Mexican style with lots of exposed wood work. Our room was spacious with a great shower. Breakfast was not included but was a reasonable price and had a great menu all served on china dishes with white linen tablecloths. A classy hotel at a good price.

Pros: The better rooms were lovely. Location good. The bah in my room was fabulous especially on a cold evening! The second room I stayed in had an electric heater which was necessary if one spent any time sitting in the room.
Cons: The receptionists varied. The ‘manager’ was great but The young receptionist when I arrived did not speak any English and was not very helpful or attentive. The so called ‘views” mentioned on the booking.com site were non existent from all the rooms as far as I could tell. Also the photograph of the hotel used on the booking.com site is not of the hotel. The wifi was non existent in one of the rooms I stayed in.

Pros: the hotel was overbooked -even though it was still offering up rooms on kayak - they - without any notification - booked us a room in another hotel which was not good at all. I am fighting for a refund as we had to book a much more expensive room at a nearby hotel.

Cons: In June I reserved a room at Posada La Basilica for the weekend of Day of the Dead...31 October - 3 November. In July the hotel decided to triple its prices for that weekend, and told me that my room was no longer available because the hotel was "overbooked". I understand their desire to charge the highest prices the market would bear, but cancelling a pre-confirmed and pre-paid reservation is slimeball.

Pros: The location of this hotel is perfect for exploring the city of Patzcuaro and the views from the terrace and restaurant were fabulous. They also gave us a space heater to plug in that took the January chill off nicely and we were nice and warm.
Cons: I know sometimes it is a cultural expectation but I next time I search for a hotel in an inland Mexican tourist city I am going to ask if they have pillow top beds. The mattresses were extremely hard and uncomfortable.
