Pros: Absolutely magical place. One of the best resorts I have visited in a long time. As a gay couple I would highly recommend it. The service was top notch and all the rooms faced the ocean. It's best to stay at the resort and experience all the services and restaurants to get the full luxury experience. We got upgraded to an ocean front room and enjoyed the stay so much we defiantly will be coming back.
Cons: The prices are very high to stay at this resort and I searched the Internet for the best rates and honestly found the best prices on Kayak.com

Pros: We stayed Sunday-Weds and it wasn't crowded/busy at all and so relaxing. We loved the grounds of the resort and the open/airiness of the hotel. We walked arounds all the ponds and looked at the fish and enjoyed the cabanas on the beach. Although we didn't as much advantage of it, there are free workout classes (yoga, pilates, etc) and free usage of the snorkel gear, kayaks, and bikes. The shuttles that can take you to the Fairmont, the Shops (with grocery), and the gym/spa was very convenient. Everyone was very friendly at the hotel. We had an ocean view room where we could view the pool area too and we were able to watch the gorgeous sunset from our balcony every night. Our king bed room was very spacious with double sinks. I would definitely stay here again.
Cons: Not a huge deal, but there were some ants in the bathroom and when I left a can of juice out on our coffee table. We also ate at the Honu bar (spelling?) the new bar and it was just the 2nd night it opened. The food and drinks were overpriced for the atmosphere of the bar, which looks like it was put together with random leftover furniture. I think if they invested more into the ambience the food/drink price would be better matched or keep that space as a casual cafe. It would be nice to have a more casual priced restaurant at the resort, where you could grab coffee, drinks, and sandwiches. I felt like the eating options were limited.
Pros: Resort facilities were amazing and staff was exceptionally helpful. We will be making this our annual vacation.
Cons: Rooms could use updates, but any time we told the staff of any issue they immediately took care of it and went above and beyond to make sure we were happy.
Cons: I used to love this place - the funky retro vibe was kitchy and the staff used to be super friendly. Now? Not so much. I was attacked by what I'm guessing are bedbugs and the front desk had no reaction whatsoever.
As a repeat guest they used to upgrade me all the time - this time I asked about it and was told different things (they don't do that anymore, the rooms weren't available, check back later). Meh - there are better options on the island.
Pros: Bought our stay through kayak. Misread the email regarding breakfast, and we thought it was included. Food was crappy, but we thought nothing of it because we assume it was free. Got stuck with a 66$ bill, and when we went to inquire at the front desk they eventually said "sorry we didn't screw up, you did". Worst part is they had a promotion that if you stayed 3 nights you got the 4th for free, and 4 nights would have qualified us for free breakfast. The resort itself was gorgeous, but everything in the area was over priced and sub par. Even the surrounding mini mall is poor value, since everything is catering to the resort. We averaged spending 200$ a day on food, for what was the equivalent of whole foods level food. The view was nice, but will not be returning. Would not recommend
Pros: Facilities clean and well maintained for older facility.
Cons: VERY EXPENSIVE for what you get
The $25 resort fee gets you snorkeling gear and thats about it. Everything else costs extra.
This is not a place to bring kids. There is very little to do here besides swimming.
Food choices are limited. There are 2 expensive restaurants ($100/person), and 2 grills that serve burgers and flatbread pizzas.
Clientele are mostly older, childless couples.
The wind blew continuously- Might be normal for November?
Reefs are in bad health and only saw about 5 species of fish
There is nothing to see in the near area. Very isolated.
Volcano National Park 3.5hr, Mauna Kea Observatories 1.5hr
Rainbow Falls 1.5hr, Hilo 1.5hr, Kona Airport 20min
Pros: Lush landscaping, multiple fish and turtle ponds. Loved the balcony, ocean view. Secluded quiet beach. We went in October so it was not crowded. The breakfast buffet was great. The valet service was exceptional. Snorkeling right there.
Cons: Not enough restaurants. Although the entrance and lobby was grand, it looked a bit shabby. Missing tiles in the hot tub, general upkeep stuff. The room was small even though we paid for high end room.
Pros: The service was impeccable and the small touches that most hotels miss made things memorable.
Pros: Beautiful grounds and great treatment
Pros: Awesome hotel!! Stayed in a bungalow!!!!
Cons: Loved everything about it!!!
Pros: Exquisite! Paradise!
This facility is outstanding! It was more than I expected! Very plush, tranquil ponds and water falls with lots of exotic plants, fish ponds, beautiful beach front and grounds! Inside is beautiful and well maintained. Good breakfast buffet selection and menu items. A little pricey, but all of Hawaii is pricey! Loved our stay and look forward to returning!

Cons: IF I HAVE TO MAKE SOME DISLIKE, IT WOULD BE LOCATION.
Pros: It is very spaces, however I was a little disappointed that as a guess that we have to pay for the tennis court.
Cons: not much
Pros: access to other places nearby (walkable to Sheraton and if you can climb a small rock wall, you can get a good shot of sunset)
Cons: It was deceiving to book on the Priceline website. The room accommodates 4 people per all other websites, but when you print out your confirmation, it will only say for 2 people.
a great accommodation-- I would recommend to anyone
Pros: well kept, beautiful, comfortable,
Cons: terrible issues with Wifi

Pros: Ocean front, pretty clean, very spacious apartment. Easy parking. Great location.
Cons: First place smelled like smoke. Clerk said she could not offer another room but eventually gave us another. It was musty smelling but at least no smell of smoke. Shabby carpet. It was someones vacation rental, not hotel room. Nothing wrong with that, just odd after booking hotel. Twin beds uncomfortable.
Pros: Great location a bit south of town (walking distance if you like walking). Beautiful location and views with a very nice staff. Very nice place to stay if you want a condo type of room with a separate bedroom, full kitchen, etc.
Cons: The pool is in a beautiful location but was quite cold. Others were using the pool which suggests it was somewhat usable, but we tried twice and just found it way too cold and DEFINITELY too cold for young children.
Pros: Right on the ocean! Full kitchen, washer & dryer in unit, lanai, TV with free DVD rentals. beautiful!!
Cons: The elevator was out for most of our stay.
Cons: Charge more than what I booked for.
Pros: We try to get away to Kona at least once a year. We normally stay at the King Kam Hotel, but they booked up over a year ahead of time to accommodate folks training for the Ironman. We found KBS on Kayak and booked it, knowing nothing about it. What a pleasant surprise! While it is a little outside of the Kailua-Kona village area, it's not really that far away, and we always rent a car anyway. The view from our beachfront unit was absolutely beautiful, and the unit interior was well-equipped. We would definitely stay here again.
Cons: There were a few minor problems with the appliances. The dryer didn't work very well, and the microwave didn't work at all. Also, there was a lot of noise during the day, with the adjacent unit being renovated. The resort agreed to waive their resort fee due to the inconveniences.
Positioned on the rocky western coast of the Big Island, Aston Kona By The Sea is two miles from shopping, dining and entertainment in Kailua-Kona, Hawaii. Part of the allure of the Big Island is its contrasting geology. Active volcanoes, shimmering waterfalls, snowcapped mountains, tropical rainforests, a glacial lake and miles upon miles of golden, black, white and even green-sand beaches occupy an area smaller than the state of Connecticut.
Unlike most properties along this stretch of coast, the resort features a sandy area, 70 by 15 yards, between the outdoor pool and the ocean. There is a sundeck with lounge chairs and a jetted tub surrounding the pool, and there are barbeque grills on site. There is an activities desk where guests book tour and luaus, and child care can be arranged. Wireless Internet access is available and the staff provides concierge services.
All accommodations feature tropical décor and lanais with ocean views. The one- and two-bedroom units come with full kitchens featuring stovetops, kitchen linens, refrigerators and microwave ovens. Cable television, VCRs and in-room safes are standard, and wireless Internet access (included in the resort fee) is available.
Pros: The location is great, the resort is really nice. We enjoyed the pool, and the whole resort was quiet. The large lanai was a major bonus, and we even had a slight ocean view.
Cons: It would be nice to have drink service at the pool... it seems they have the perfect spot for it. Also, nobody came in to clean or change sheets unless we requested it. We washed our own towels, and took out our trash. A TV in the second bedroom would be nice.
Wyndham Kona Hawaiian Resort puts you just a 5-minute drive from Hulihee Palace. Guests can take a dip in one of 2 outdoor pools, and the spa tub makes for a relaxing end to the day. A fitness center and a garden are other highlights, and condos feature jetted tubs and kitchens.
Pros: Great on-site employee service and attitude.
Cons: Cable TV a little confusing. Can't use guide on TV and paper guide is incomplete or inaccurate.
Pros: Everyone was super friendly and helpful
Pros: We arrived in Kona in the evening, having traveled for 18 hours. This was a perfectly good place to stay for the night before taking off for our circumnavigation of the Island. Clean, comfortable, convenient.
Cons: Breakfast was $22.95 a person - but there is a IHOP just up the street that suited us better.
Pros: Location was good; but ocean view was a real disappointment. I booked the location to attend a luau. It was a disappointment for the cost.
Cons: charged me 250 fee for smoking on balcony when checked out，but they didn't warn me at all when I checked in.
Pros: It was clean, the staff was extreme helpful and warm. Nice reception. Hotel looked very nice
Cons: Bed was a very uncomfortable. Both myself and wife woke up very sore. i could feel all the springs, not a comfortable experience.
Pros: Super friendly staff. Very clean room. Great housekeeping staff. Comfy beds. Easy access to beach and pool.
Cons: Busy parking on luau nights (Sunday's/Tuesday's)
Cons: The windows don't block the light very well
Cons: Paid $300 for an "ocean front" room, which turned out to be facing the ocean but on the 2nd floor, partially blocked by a tree and by the roof of the first floor. The shower handles, are placed on the side of the shower so that if you're not mindful of where the shower head is pointed, turning the shower on will get you soaked. At least in room 201, there was no tub, which was disappointing. Save your money and unless they guarantee you a spectacular view of the ocean, just pay for a regular room.
Cons: we made reservation for a bed room with living room online. when we checked in, there was no living room. the staff at front desk insisted that the small table and a chair one foot away from bed was the living room. what a rip off.
Pros: My wife and I arrived at Kona around 9pm local time and the Courtyard was a convenient location in the direction we were going. We were not at the hotel long enough to fully appreciate. It was comfortable and was our first experience of Hawaii in the daylight. How could that be anything but great.
Cons: If we had stayed longer, the balcony view was of the roof and other balconies. You could strain your neck to see water.
Pros: Loved the rooms, location, the pool...except everytime we ate there we only saw our waitress once. Both times we had to get up and ask anyone how to pay so we could leave. I loved staying there, I just don't think I'd eat or drink at their facilities due to slowwwwwe services.

Pros: Nice location right on the ocean. Ocean views were wonderful. Easy access. Staff personnel were outstanding-helpful, polite, and super responsive.
Cons: Furnishings were a bit outdated but were just fine.
Pros: Nice room, great view.
Cons: Unfriendly staff, hidden fees. Charges $100 for room cleaning but this wasn't stated online.

Amenities featured in guestrooms include hair dryers, coffee/tea makers, and clock radios. If you are traveling with little ones, complimentary cribs (infant beds) are available on request. All guestrooms at Outrigger Royal Sea Cliff are non-smoking.
Pros: Close to the beach and restaurants. Was a good price and clean.
Cons: Was a bit dated, but no problem with that. The bed was very soft and pillows not to my liking but for a few days it was adequate.
Pros: This was the most reasonably priced hotels in the area. It had everything we needed. Was no frills. But seemed clean and safe. Good location. We would definitely stay here again. Just wish it was a little less expensive.
Cons: For the simplicity of it, it's rather expensive. No where else would I be OK with paying 160 a night for bare bones. No real complaints.
Pros: The location of the hotel is great. Just a half a block from the ocean and close to shops and restaurants.
Cons: Had a room in the garden wing. The room was really outdated with an awful blue shag carpet. Maid service was really spotty. They came to clean the room at 5pm one day--right when we were getting ready for dinner. Parking is also a nightmare. Lot is tiny and there is not enough space for all of the guests. To charge for parking and then tell your guests to park in a tow away zone instead is just crazy.
Pros: Close to beach and shopping.
Cons: Bathrooms outdated.
Pros: Staff were most helpful & very friendly. Use of the hospitality room was a great end to our trip. After checking out, we were able to extend our vacation in Kona before going to the airport for a 10:00 p.m. departure.
Cons: Parking was a bit limited. Street noise made us close up room at night & use the room air conditioner. Otherwise, coastal location would have allowed us to enjoy the ocean breezes.
Pros: Location food nearby. No microwave in rooms. Only 1 ice machine in main building no soda/water machine.
Pros: Bg rooms, nice balconies, good staff, trying hard
Cons: showing some age but fine for deal it is
Pros: Hotel staff is a highlight. Housekeeper such as Bernedette (sp?) was always cheerful and helpful!
Pros: My wife and I had a obsolutely wonderful time at Kona Seaside Hotel.
The hotel is 2 or 3 minutes walk from the waterfront and the same time to start shopping for local items. There is an ABC store also minutes away. The staff was wonderful also. Friendly, competant, reliable and did their jobs perfectly. Rooms cleaned and beds made every day.
Kona is a wonderful little town and the Kona Seaside Hotel is the place to stay while you are there. And yes,, there is a nice size pool.
They will refund your parking fee is you can't find a place to park your car. But Hey, the Fee is only $5 a day. Much better than a $25 fee at Waikiki,Hi.
Pros: Friendly staff - so helpful and welcoming! I would recommend the hotel to anyone!
Cons: Being charged for parking was a bit off-putting.
Pros: Very inexpensive and very clean. If you are not spending time in the room or on the property this is the perfect place to shower and sleep and that about it.
Cons: Air conditioner is very loud. Towels are paper thin, ended up buying a towel at Target to use during the stay. Had difficulty checking in because my reservation was with Kayak and they had no record of it. Was told that there was no parking to be had. Later another front desk worker told me that only guests who book directly thru them can park on property. I had to park further down the street in a public parking lot. It was free but I still had to walk each day and carry my bags there the day I checked out. I have stayed several times and this was the first time ever I was treated so rudely at check in, was it because I didn't book thru them directly? It sure seemed like it.
Pros: i can smoke just outside
Cons: i cant smoke in my room

Pros: Employees were great.
Everyone working there were great.
Cons: Dirty, loud, old.
Dirty: pool was gross, they put carpet down, the bottom of our feet turns black, my kids noticed it, then we checked yelp for reviews, it is dirty. Floors were wet? Gross.
Cockroachs all over the place.
Dated: built in the 50s still in the 50s.
Noise: don't go to bed before the music stops, 10p sun-Thur, 11pm Fri and Sat. It sounds like the band is in the room at night, and the birds are in your room in the morning, 6am
Don't stay here, get a VRBO down the road.
Not worth staying here.
Do not stay here.
We didn't goto the luau, you can watch from the bar, and there were kids at the pool, that out shouted the luau, glad we were not paying for it.
In room AC was bad, it was over my head and spitting water on me at night.
We will never stay there again.
Employees were great but didn't make up for the hotel's shortcomings.
Pros: We loved the view from the Balcony. It was very clean. It was a little dated but that's what gave it Hawaiian charm.
Cons: The room was a bit dark, but I think that was because we were on the 2nd floor.
Cons: Old and mold smell
Pros: Staff was great and extremely helpful
Pros: Close to airport and beach front
Cons: Very small pool
Pros: Great view and cozy rooms.
Cons: Shower was way to small you couldn't turn around with out being entangled in the cold shower curtain.
Pros: The grounds and location are excellent.
Cons: The staff can be a bit ambivalent. There is a huge difference in the quality of the rooms in the individual towers. The beds are just okay. This is NOT the Royal Lahaina
Pros: The view was "pretty" good, it is kind of spoiled by the shabby exterior of the building however.
Cons: The room looked like it was last remodeled in the 70s.
Old spring mattress.
The A/C dripped on the bed.
There is no real beach just the little cove/lagoon.
Pros: Lovely location and great place to sit out and enjoy the view. Check in was very late due to delayed flight and woman was really warm and welcoming and helpful at 200am. Couple of the housekeepers were also really friendly and welcoming. Didn't have the buffet breakfast but it looked pretty good value for $20 and the coffee was good.
Cons: Rooms are really grimy, halways are filthy, daytime staff could give a stuff whether you are enjoying your stay or not. Won't stay there again, it is just a printing press for some outfit that does the bare minimum in upkeep and staff hiring.
Cons: Dirty and outdated. Charged extra for wifi and parking and had mold in shower.
Pros: Public spaces are great, loved the luau
Cons: The room was disappointing
Pros: I loved the architecture of this place and the staff was very accommodating in making sure we had a great view and a high floor. The waves were crashing below the lanai and made for a great sleep! And the view can't be beat! The restaurant/Mai tai bar is a hopping place (at least when we were there) and had great food and an amazing selection of tropical drinks to get you in the mood for the islands!
Cons: It seems to be an older hotel and is a little dated and worn, decor-wise, but the bed was comfy enough. Parking is a little confusing and costs10$/day as does wireless internet, but there isn't a resort fee. My att signal was nonexistent in the room but fine everywhere else.
Royal Kona Resort is perched on the edge of Kailua Bay, just a 10-minute walk from the fishing village of Kailua-Kona. It’s 11 minutes on foot to Hulihee Palace, and a 20-minute drive south to the Captain Cook Monument. Kona International Airport is also a 20-minute drive.

Guests looking to stay active can check out the nearby hiking/biking trails, and free perks include WiFi, self parking, and full breakfast daily between 8 AM and 10 AM.
Cons: Lack of staff at front desk. Lack of trained life guards at pool. Will not stay at this facility again.
Pros: Excellent pool with slide; great for our 7 & 8 year old boys.
Cons: Some rooms called "oceanview" are a sliver of bay - really partial oceanview; lets just try to stretch it too much
Pros: Pool, cleanliness, comfort, view, things for kids to do.
Cons: Slow elevators, distance from Kailua town, pricey food and drink.
Pros: The location is beautiful. The staff was very helpful.
Cons: The hotel looks a bit tired and needs some TLC.
Pros: The resort itself is very nice. The pool is exceptional place to relax (not so much swim as it's shallow) but overall very nice. The view is amazing right along the coast too. The staff is wonderful and we even did some of the classes on lei making and such.
Cons: The property could use some repair. Our balcony chairs were completely worn out, the wicker broken and missing and this caused clothing to get snagged. The bathroom was in need of paint as well. Nothing that some attention to detail couldn't remedy quickly.
Pros: The hotel was very casual and beautiful. The cliff side was more impressive than your average beach front hotel. Our room had a beautiful ocean view and was very clean. Overall it was a great experience. Good for couple and for families alike. Staff was friendly and accommodating. True 4 star!
Pros: The grounds were really nice, it was cool to watch the manta ray boats in the evening, and the waves crashing on the cliffs at sunrise. The rooms were nice and clean, it was a really nice stay for the price.
Cons: Our ocean view room did have a glimpse of the ocean, but there was a parking lot and another building between us and the ocean and we really couldn't hear the waves from our room.
Pros: Cheap relatively speaking. Good ocean views.
Cons: Moldy smelling room. Guest service took 6hrs and 2 phone calls to respond to a simple task.
Pros: It is a beautiful resort, peope are very friendly.
Cons: The additional charge per day. Charge is for parking use of telephone etc. Don't use the phone and if no car why do you have to pay this? Plus then you get limited cleaning service but an additional $200+ is added to your bill. If you are paying the amout you pay for the resort, parking should be part of it .
Bar at pool closes too early. No discount on activities for guest to do different tours, found that surprising. Usually you get at least 10% off if you book through the hotel
Cons: Parking and wi fi were supposed to be free. Charged me 30 $ .
Pros: Nice view and convenient location.
Cons: Poor service, old infrastructure, and food was not good.
Pros: Amazing location, beautiful grounds, friendly staff, soft sheets, the manta rays viewable from the ground floor restaurant at night
Cons: - The surprise $30 "resort fee" at check-in for wifi, the bottled water in our room, and a bunch of resort programing like hula classes
- The dirty sink

Pros: All the management and front desk staff we absolutely pnenominal, couldn't have ask for nicer and more accomodating people. The folks that live there full time didn't treat us any differently than if we were fulltimers too. Great on short notice. Thanks!!
Cons: That we had to leave Hawaii. When you drop in on someone on short notice and are only staying overnight- there sholdn't be any complaints- so, we liked everything. Thanks again and we will be back.
The quaint Kona Islander Inn on the Big Island of Hawaii is nestled in the heart of historic Kona across from the famous restaurant row. Surrounded by lush foliage and cooled by gentle trade winds, the Kona Islander rests in a picturesque setting reminiscent of a tropical plantation. Each suite is decorated with tropical island flair, sleeps four comfortably and includes a kitchenette with a microwave, refrigerator and wet bar. There is also a relaxing pool and private hot tub to enjoy.
Pros: Secluded private house on top of the hill, away from crowds and traffic. You are alone with the nature among singing birds and vast, almost tropical forest! Clean, spacious with your own private bathroom. Very welcoming staff!
Cons: One thing I would mention is the easy entrance door access or maybe even private door entrance. One time we thought we were locked out because there was another guest staying.
It's a good value in a nice quiet part of kona. It is not walking distance but rather a short drive to town, five minutes. Very nice view and accommodations for the price, but it was awkward the second of our two day stay because we made the mistake of asking for more toilet paper when we ran out, and fresh towels after the first day.
Pros: The view and quiet. Nice patio to hang out on.
Cons: The staff was combative when we asked for more towels and toilet paper.
